Urban Infill is a signal that an area is prime for a residential and live/work rebirth. It brings with it new opportunities for the community by utilizing vacant land or structures, creating new and unique architectural opportunities, and reenergizing neighborhoods. It reconnects the residents to their surroundings by stressing walkable environments with access to all the city has to offer.

Over the years we’ve been fortunate enough to experience a variety of urban neighborhoods. The cities of Santa Monica and Venice in Southern California as well as the Hayes Valley and the SOMA district in San Francisco are sources of inspiration. All have wonderful histories with rich social and cultural environments created by their unique urban characteristics.

We feel all of the qualities of those communities are resident in downtown Sarasota already or can be nurtured. Downtown is vibrant, young and successful. It has tropical amenities as well as a metropolitan energy. It feels like a Santa Monica or Venice, California in that the scale, the walkability, the social activity, the artistic community, the climate and the proximity to the Gulf of Mexico are all here. There just needs to be someone to set the tone for more modern design, which is in demand but currently lacking.

Sarasota’s downtown zone districts are based on the Smart Growth principles advocated by the Downtown Master Plan 2020. These principles promote the creation and restoration of diverse, walkable, compact, vibrant, mixed-use communities composed of the same components as conventional development. These components however are assembled in a more integrated fashion, in the form of complete communities. These contain housing, work places, shops, entertainment, schools, parks, and civic facilities essential to the daily lives of the residents, all within easy walking distance of each other.

Vanguard Lofts will be the first infill housing development of its kind in Sarasota and will no doubt influence future development in the area. It will be the first contemporary project steps away from downtown in the up and coming Rosemary District where we see active city life mingling with small scale neighborhood charm; true to urban infill philosophy. Because Vanguard Lofts offers a modern urban living environment, provides opportunities for live/work professionals and is the beginning of modern design in the neighborhood, it will be a pioneer of Sarasota’s metropolitan landscape.

Having lived and worked in Los Angeles for ten years and San Francisco for five years, Bryon has been exposed to a variety of urban conditions that he feels are resident in downtown Sarasota.

    Originally from Springfield, Ohio, he moved to Sarasota in 1980 and began his formal career in real estate as he continued to design and build over 200 homes in Florida, while also developing three bay front boutique developments in Sarasota. He owned and operated his own brokerage as well as worked with other national franchises.

    He moved to Colorado in 2007 and obtained his Brokers license. During his years there, he continued to market properties, construct new homes and developed a 40-acre development near Telluride, Colorado.

    Having missed the Sarasota lifestyle, he and his wife moved back to Sarasota in 2012 to live full-time. He is a member of the Sarasota Association of REALTORS®, the Florida Association of REALTORS®, the Montrose Association of REALTORS®, the Colorado Association of REALTORS® and the National Association of REALTORS®.

    When Frank is not honing his real estate skills, you can probably find him on his favorite golf course, or biking downtown for breakfast or lunch on the bayfront. He also loves to attend a concert at the Van Wezel or a theatre performance at the Asolo, or Florida Studio Theatre. His passion for the Tampa Bay Buccaneers and the Tampa Bay Rays is beyond belief. Fine dining, fishing, and going to the beach round out his lists of favorite hobbies and leisure time activities.
